Who we are

BeforeYouRenew.ca is a lead-generation and referral service, not a licensed mortgage brokerage or lender. We operate an educational website that provides a free mortgage renewal guide and matches Ontario homeowners with licensed mortgage brokers. We do not provide mortgage advice, quotes, or lending services.

What information we collect

When you complete the quiz on our site, we collect:

  • Quiz responses: Renewal timing, approximate mortgage balance, property location, property type, employment type, and renewal/refinance preference.
  • Contact information: Your name, email address, and phone number.
  • Consent record: Whether you provided express consent, the timestamp, your IP address, the page URL, and the version of the consent text shown.
  • Technical data: We may collect your IP address, browser type, and referring URL for fraud prevention and analytics.

How we use your information

Your information goes to one matched licensed mortgage broker who will prepare your comparison. Specifically:

  • Guide delivery: We send the free mortgage renewal guide to the email address you provide.
  • Broker matching: We share your quiz answers and contact information with one vetted, FSRA-licensed Ontario mortgage broker so they can prepare a personalized rate comparison and contact you.
  • Service improvement: We use aggregated, anonymized data to improve our quiz, guide content, and matching process.

What we do NOT do

We don't add you to marketing lists, sell to data brokers, or share with third parties. Your information goes to one matched licensed mortgage broker. That's it. We do not sell, rent, trade, or auction your personal information to multiple brokers, lenders, lead buyers, or any other third party.

CASL compliance and your consent

Canada's Anti-Spam Legislation (CASL) requires express consent before sending commercial electronic messages. We collect your express consent through an unchecked checkbox on our quiz form. By checking the box, you consent to:

  • Receiving your free mortgage renewal guide by email.
  • Being matched with and contacted by a licensed Ontario mortgage broker to prepare your personalized rate comparison.

Your consent is recorded server-side with the following details: your IP address (as determined by the server, not self-reported), the server timestamp, the page URL, and the version of the consent text displayed. This record is stored as part of your lead record.

Withdrawing consent

You can withdraw your consent at any time by:

  • Replying to any email you receive from us or the matched broker with a request to unsubscribe.
  • Emailing hello@beforeyourenew.ca with your request.

Your request will be processed promptly. Withdrawing consent does not affect the lawfulness of processing based on consent before its withdrawal.

Data storage and security

Your information is stored in a secure database (Airtable) with access limited to authorized personnel. API keys and credentials are stored as server-side secrets and are never exposed in client-side code or public repositories. We use HTTPS encryption for all data transmission.

Cookies and tracking

We use cookies and similar tracking technologies for analytics and advertising measurement. These technologies are active by default when you visit our site, consistent with Canadian implied-consent standards. Specifically:

  • Google Ads (gtag.js): We use Google Ads conversion tracking to measure advertising effectiveness. This sets cookies to attribute conversions and optimize ad delivery.
  • Meta Pixel: We use the Meta (Facebook) Pixel to measure advertising effectiveness and build audiences. This pixel fires a PageView event on page load and a Lead event when you submit the quiz.
  • Analytics: We may use Google Analytics 4 (GA4) to understand site usage patterns.
  • Preference storage: A local storage entry records whether you've opted out of tracking.

How to opt out

A cookie notice is displayed on your first visit. You can click "Decline" to opt out of all tracking cookies. If you opt out, Google and Meta tracking are disabled and no advertising cookies are set. Your choice is remembered for future visits. You can also clear your browser's local storage at any time to reset your preference.

Third-party services

We use the following third-party services to operate:

  • Firebase (Google Cloud): Website hosting and serverless functions.
  • Airtable: Secure lead data storage.
  • Resend: Transactional email delivery (guide delivery).
  • Google Ads: Conversion tracking and advertising measurement.
  • Meta: Advertising pixel for campaign measurement.

Your rights
